Access statement

Introduction

We aim to cater for the needs of all who visit Brede Court Country House. We have 6 guest bedrooms, one of which is on the ground floor.

The ground floor room is a double or twin bedroom with a toilet & Aqualisa Shower in the bath of the en-suite. This room has an adjoining door to the dining room and a fire exit into the garden. The other 5 bedrooms are all on the first floor level. The following statement is a summary of our provision.

Pre-Arrival

We are approximately 8 miles from the nearest railway station in Hastings. Battle station, although nearer to Brede (and London) can be a good option, but one should book a taxi in advance as there aren’t always taxis available from there. Coming from Ashford, Rye railway station is another possibility.
There is a bus stop about 50 meters away in front and opposite the Red Lion Inn.
There is a bus service about every 30 min to 1 hour - no busses on Sundays.

There are a number of local taxi services that have accessible taxis if required.
We can supply contact numbers so that you may make a booking.
Brochures and menus can be provided in large print if necessary.

Arrival & Car Parking Facilities

Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.

In order for us to make sure that all the rooms are prepared and to allow us to go shopping, please be aware that the check-in is from 5pm onwards. (Should this create a problem or you are on your way to a wedding or similar, please feel free to arrange different time with us in advance.)

On arrival, we ask all guests to call at our front entrance. From our car park there are 20 steps to the front entrance. We have a well-lit off-road carpark with a one-way-system for up to 6 cars.
The car park has a slightly sloping rough tarmac surface with 17 steps (varying height 15 - 17.5 cm.) up to the level of our front patio. A further three steps (ht. between 5cm and 10cm) lead to the front entrance. The threshold is raised by ca. 8cm from the last step and goes down 12 cm into the Sun-room or Entrance.
All the steps and some of the patio are York flagstones in addition to red quarry tiles.

We are able to assist guests with luggage if this is required.

Entrance & Sunroom

Once over the threshold you enter our sun-room / entrance porch.
On the right hand side of our front door is a bellpress at a height of 125cm.
The outside door is 84cm wide. The Sunroom / entrance is tiled like the steps with York flagstones. Our Sunroom (approx. 3.5m. x 6.6m.) can be used by our guests.In the Sunroom is a further bell press on the righthandside of our inner glass door at a height of 143cm, this door which is 94cm wide leads into the Entrance hallway.
This hallway is carpeted.
On arrival, guests are required to complete our registration form and are then shown their rooms, we then explain our breakfast list system and our facilities.
Seating is provided in our entrance porch / Sunroom.

Public areas - general (Internal)

Our Dining Room, our Training Room, our Drawing Room and one en-suite twin or double bedroom are on the ground floor, the latter can, at present, only be reached through the Drawing Room and Dining Room.
All the aforementioned rooms are carpeted. The covering on the stairs and upstairs corridors is short-pile fitted carpet. There are 4 steps leading to a small landing
followed by a further 8 steps to another small landing followed by another 4 steps leading to the upper landing and first floor bedrooms (one en-suite family room for a family of four, two en-suite family rooms for a family of three each and two en-suite double bedrooms).

The steps are 17cm high, 27cm deep and 92cm wide.

Public areas - WC

All our bedrooms are en-suite. There is one toilet on the ground floor, which we allow the public to use. The cistern is very old and the chain has to be pulled with gentle force!

Drawing Room, Dining Room

Breakfast is served in our Dining Room on the ground floor and is accessed through the Drawing Room from the entrance hallway.
Both entries are level and the door width to the drawing room is 75cm and 80cm to the dining room. There is one large dining table which narrows down towards the ends, seating up to 14 people. The table is 420cm long x 120cm maximum wide, it narrows down to 91cm at both ends, it is 73cm high and has three supporting “legs”. We have no child’s high chair. Chairs are without arms though we have two “carvers” available. Menus may be provided in larger print by prior arrangement.
Vegetarian and other diets can be catered for but need to be arranged well in advance.

Training Room

The Training room entry is level and the door width is 75cm accessible directly from the entrance hallway. This room is mainly used for our training purposes, it can,
however, when free, be hired for meetings or used by our guests - please feel free to ask.

Laundry

Laundry facilities are not available on the premises, however, there is a dry cleaners in Sainsbury’s or Tesco's in Hastings.

Shop

The nearest shop is the Broad Oak Convenience Store within a 20 min walking distance. For any other shops, please ask us.

Pub

We are very lucky to be located near one of the best pubs in this area. The Red Lion Inn is within a 2 min walking distance, for dinner at weekends it is recommended to book in advance 01424-882188.

Leisure and outdoor facilities - walks

There are no leisure or outdoor facilities in the immediate neighbourhood (for more information, please ask), however, we are in the “middle” of two walks the “Doleham” and “Broad Oak” walk - we are happy to pass on details.

Bedrooms

There is central heating throughout the house. The temperature of each guest bedroom is controlled by thermostatic controls on the radiators. The beds are made with all-season duvets, and the thickness is adjusted to suit the time of year.
All the bedroom have en-suite bath- / shower-room, writing desk, TV, radio alarm clock, room-safe and hair-dryer. Every room has a hospitality tray which consists of coffees, teas (black and herbal), hot chocolate drinks and chocolate snacks, but we also offer freshly brewed English tea or percolated German coffee on a tray to our guests between 7am and 10pm.
All rooms are very quiet and offer modern convenience and comfort. Each room has storage space which usually consists of a wardrobe and bedside table or cabinet.

Average bed-height is 58cm; average width of doorways (room entrance) is 72cm (Firedoors !). In en-suite facilities – en-suite doorways average width is 67cm.; average WC height is 40cm; average height of wash-basins is 80cm.

Ground floor – Guest bedroom no.9 is an en-suite twin or double room (approx. 3.8m x 4m ) with two single beds (190cm long x 90cm wide each) which can either be put together or apart.
The entrance doorway is 71cm wide; bed height 58cm; en-suite doorway 74cm wide. There are two comfortable chairs in the room. The en-suite bath/shower room contains a wash-basin, toilet and a bath. An Aqualisa-showerunit is fitted to the bath to prevent accidental scalding. The step into the bath is 54cm.

First floor – Guest bedroom no.4 is an en-suite twin or double room (approx. 4.6m x 4m ) with two single beds (190cm long x 90cm wide each) which can either be put together or apart. In addition there is enough room for a Z-bed allowing the room to sleep three.
The entrance doorway is 76cm wide; bed height 58cm; en-suite doorway 75cm wide. There is one comfortable chair and one swivel desk chair in the room. The en-suite bath/shower room contains a wash-basin, toilet and a bath. An Aqualisa-showerunit is fitted to the bath to prevent accidental scalding. The step into the bath is 57cm.

First floor – Guest bedroom no.5 is an en-suite double room (approx. 3m x 4.1m ) with one double bed (150cm wide x 190cm long). The entrance doorway is 72cm wide; bed height 58cm; en-suite doorway 67cm wide. There is one comfortable chair and one swivel desk chair in the room. The en-suite bath/shower room
contains a wash-basin, toilet and a bath. An Aqualisa-showerunit is fitted to the bath to prevent accidental scalding. The step into the bath is 53cm.

First floor – Guest bedroom no.6 is an en-suite double room (approx. 4m x 4.6m) with one king-size double bed (135cm wide x 190cm long). In addition there is enough room for a Z-bed allowing the room to sleep three. (Although one has to remove one table and two chairs to make room for it.)
The entrance doorway is 71cm wide; bed height 58cm; en-suite doorway 67cm wide. There are 2 comfortable chairs and one swivel desk chair in the room. The en-suite bath/shower room contains a wash-basin, toilet and a bath. An Aqualisa-showerunit is fitted to the bath to prevent accidental scalding. The step into the bath is 53cm.

First floor – Guest bedroom no.7 is an en-suite family room (approx. 4m x 4.6m ) with one king-size double bed (135cm wide x 190cm long) and a pine bunk bed (90cm wide x 190cm long). The entrance doorway is 72cm wide; bed height 58cm;
bunk bed heights are 48cm for the lower and 127cm for the upper bed. The en-suite doorway is 66cm wide. There is one comfortable chair and one swivel desk chair in the room. The en-suite bath/shower room contains a wash-basin, toilet and a bath. An Aqualisa-showerunit is fitted to the bath to prevent accidental scalding. The ?step into the bath is 53cm. The TV has also video facility. A small video library is available for guest use.

First floor – Guest bedroom no.8 is an en-suite double room (approx. 2.5m x 4.3m ) with one double bed (150cm wide x 190cm long). The entrance doorway is 76cm wide; bed height 58cm; en-suite doorway 66cm wide. There is one comfortable chair in the room. The en-suite shower room contains a wash-basin, toilet and a step-in-shower. The step into the bath is 21cm.

Grounds and Gardens

In front our our house, there is an old oak tree which in the summer and early autumn provides us with a dappled shaded area. All this part of the garden is south-facing.
To the west and east of the sunroom, we have two seating areas with sun-umbrella. Guests are welcome to share these seating areas with us. When the weather
permits, we often provide our welcome teas or coffees for our guests in those areas.

Additional Information

We are child friendly and can offer some facilities for small children (travel cot and toys) .
Unfortunately, we do not cater for the special needs of animals.
This is a non-smoking house.
Broadband wireless internet access - BT hotpoint. Vouchers for sale.
Mobile phone reception can vary throughout the house.
There are three fire extinguishers in the entrance hallway, one in the ground floor dining room, one in the kitchen and two on the upstairs landing.
We are able to use the front and rear doors should evacuation be necessary.
From the first floor there is a fire door leading to the fire escape staircase at the back of the house.
The fire alarm rings continuously if evacuation is needed. If you need assistance in this kind of emergency (eg hearing impairment) please let us know on arrival and we will ensure that you are evacuated safely.

A fridge can be made available for medication, milk for children etc. We can assist by warming any babyfood.

A selection of local information is available in our displays in the entrance hall and in the dining room.

There is a folder in each guest bedroom which gives tourist information about Sussex and Kent and some taxi numbers.

Further information about fire and emergencies is displayed on the inside of each bedroom door.

Future Plans

We hope to build an internal staircase to allow guests to get from upstairs directly into the dining room.
We are currently planning a conversion of Guest bedroom No.9 into a small
self-catering unit by attaching a small oak-framed-extension to the eastern side of the house.
We would also like to have tiles around the fireplace in the drawing room and a new carpet there, too.
